They're going to institute annual neighborhood inspections of every house in the neighborhood. To get everyone in the holiday spirit, the inaugural inspections will be conducted by the management company the week of December 5th, 2022.

Be sure to leave out milk and cookies.

Houses will be inspected for compliance with the Declaration of Covenants, Conditions, Restrictions and Easements. They'll be looking for exterior modifications that have not been submitted and approved by the ARC. I wonder if neighbors will be receiving the well beloved nastygrams. I wonder how strict they will be; are they coming after the garden gnomes too?! And if they're not, how are they deciding which guidelines to enforce?

I would want to fix our documents and make them align with our reality before neighbors are held to an overly literal interpretation... But that's just me.

Do remember that the ARC committee is made up of your neighbors who volunteer their time! Logically one might think this means we should try to find ways to streamline the process and our regulations in an effort to ease the burden. Perhaps it even makes sense to focus only on things that actually affect home value. LOL but logic does not live here.

I wonder if oppressive guidelines and overly self important ARC committees could be as much of a deterrent for home buyers as unkempt lawns.

Anyway, good luck to anyone trying to submit an application, for future changes or retroactive ones. Hopefully you have ingratiated yourself with the right people.
